The Cottonwood Apartments
For 30 years the Cottonwood 4 Cinemas showed movies on Luckakuck Way. It closed in June 2025, and that September we took the building down and dug out the ground for what replaces it: The Cottonwood, a 150-unit rental apartment building from Richlane Builders.

Scope of Work
150-Unit, Six-Storey Rental Building on Luckakuck Way
This job took the site from a closed movie theatre to a dug-out foundation, then into the road and utility work that ties the new building into the city system.

Demolition of the Cottonwood 4 Cinemas building, starting September 4, 2025
Excavation for the new building’s foundation and parkade level
Grinding out the old pavement for the road work
Excavation down to the city water main, inside steel trench shoring
Storm sewer connection to the city system
Drain rock, backfill and compaction around the new structure
What is going up
The Cottonwood is six storeys of rental housing, 150 units over a partly below-ground parkade, on a through lot between Luckakuck Way and Amber Drive. Cottonwood Mall and Chilliwack Mall sit just east along the same corridor. Richlane Builders is targeting completion in Spring 2028.
